A £16.8M Penthouse in Belgravia

This penthouse was built for a buyer type most property videos never have to think about, someone who already owns similar properties scattered across the world, a place in Miami, one by Lake Geneva, another in Paris, and now potentially one here. When Kofman + Partners brought us this Belgravia penthouse, massive, beautifully designed, with space and views to match, the question we always start with came first: who's actually buying this? The honest answer wasn't a family looking for a home. It was what's known as a portfolio buyer, someone for whom money isn't the constraint, who collects properties the way other people collect art. That answer changed how the film needed to speak.

Project summary

A Belgravia penthouse for a buyer who collects homes

Nobody lives in a penthouse like this day to day, so selling it as a lived-in family home would have missed the point entirely. These buyers want ownership itself, something to have in London whenever they're in the city, something worth mentioning. So the tagline became the whole strategy: this property belongs in your portfolio. We opened by making the case for Belgravia itself, why it represents the best of London, before folding the property into that same argument, close to everything, capturing the London experience this exact buyer wants, and closing on the idea that whatever else is already on their list, this belongs there too. The visual language followed the same logic. Everything was built around grandeur, and the music needed to match it, dramatic, epic, larger than life, the kind of track that makes a viewer feel like they're watching something genuinely rare. Because for this buyer, that's exactly what a portfolio piece needs to feel like. Produced for Kofman + Partners.
