Estate Cinematics makes cinematic films for property, hospitality, architecture and interior design — films built to shape how someone feels about a space before they set foot in it.
The studio works across four areas: property films for residential, commercial and luxury developments; hospitality films for hotels, restaurants and lifestyle brands; portfolio films for architects and interior designers; and brand films for care homes and lifestyle communities.

Before any filming happens, we work out what makes the space, and the brand behind it, worth remembering. Every shot, edit and pacing decision is built around that. It is the difference between a video that shows a space and a film that makes someone believe in it.
Yes. Shuli Ashkenazi founded Estate Cinematics and directs every project personally — nothing leaves the studio he has not shaped himself.
He came to filmmaking through property rather than the other way round, which is why the work is built to communicate to buyers rather than only to look impressive.
Projects start from £1,800. Because scope differs by sector, final pricing is quoted per project — a single residential listing and a care home brand film are different productions.
Most films are delivered within 5 working days of the shoot. More involved productions run 10 to 14 working days, agreed with you in advance.
Estate Cinematics is based in North West London and covers the whole of London, and works across the UK.
Travel within around 40 minutes of the North West London base is included. Beyond that, travel is charged at £75 per hour.
Three to four weeks ahead is ideal. That gives us time to plan the schedule and do the pre-production that shapes the film.
The standard deliverable is The Cinematic Experience — the finished standalone film, in one format matched to social media.
Additional formats, cuts or deliverables are available as add-ons. Whatever is discussed and agreed in advance is precisely what you receive.
Yes. Drone is standard on every production and included in the project price, flown whenever conditions allow.
Weather and surrounding buildings occasionally make it impossible. Because drone is part of the film rather than a separate line item, the price is the same either way.
Yes. All music is fully licensed for use on social media platforms and for promotional purposes.
You do. Estate Cinematics retains the right to use the work to promote the studio — unless the project is exclusive or confidential and you ask us not to, in which case we will not.
Yes — that is the intent. A finished film is built to outlive the project it was made for.
Clients use it to attract higher-value clients, give prospects confidence before they enquire, strengthen ongoing marketing and build authority in their industry.
Three stages.
A 50% deposit books the shoot. The balance is due on completion, once the final revision has been approved and agreed.
Clients who have paid a deposit are given priority on the next available date, and we will always try to accommodate.
We cannot guarantee sunlight or weather conditions, and we will only reschedule a shoot when there is genuinely no alternative.
